I have to find the last sephiroth in chapter II and the tracker points to raymond house. There is nothing there! Nothing new that I could talk to him or somewhere to look for the item.
What do I do?
Is the tracker right?

You have either missed something (did you talked to everybody? done all quests?) or run into unfortunate bug.
Did you have 'Anatomy of a crime' quest?

if that is the quest that you have to do the autopsy then I'm in the middle of it.
I have to get to the cemetery and thaler and vincent doesn´t tell me anything, i cant clear the gravedigger dept with thaler, it doesnt show the option when talking to him too.

You don't have to enter the cemetery to do the autopsy. Gravedigger should deliver the body to hospital, if you talked to him about it and gave him some dwarven spirits.

this is still fresh in the mind.

1) talk to thaler , vincent , kalkstein , ramsmeat and raymond
2) you'll need to do an autopsy.
3) get some books about it and speak to gravedigger.
4) he'll elt you in if you canget thaler to cancel the debts
5) enter the crypt in the cemetary
6) you'll find something there to continu
7) speak to shani for the autopsy and the gravedigger will bring the corpse around midnight

Cemetery part is optional though.

There's a suggestion that this quest may get stuck if you haven't read the List of suspects that Raymond gave you.

Also have you exhausted dialogue options with all suspects (including Leuvaarden and Vivaldi)

Raymond will not give you the last sephiroth until you talk to him about the autopsy results. Do the autopsy next.

Be sure to talk to Shani again (at her apartment) after the autopsy. She has another quest that you will not be able to complete if you go directly to Raymond and then to the tower.

That I didn't do it, where are the books?

The dwarven antiquary sells the book in the small market street outside of Shani's house. I'm not sure if there are other places to find it.

Thaler also sells the Forensic medicine book.

The book Zerrikanian insects and other vermin is also handy, or speak to the gardener about his past. to get the same information a lot cheaper

Do you have an option to talk to Shani about the autopsy?

I read all the books he have already, and nothing of a new dialog

I only tried to talk to her during daytime.

Alright, I figured out what to do.
I had to talk to thaler, his dialog options were all gray but talking to him about salamandra was what I had to do.

Oh yeah, I remember that now... I got stuck there for a bit too. You have to actually notice a creepy guy hanging around outside Thaler's house at night, and then you have to talk to Thaler. But if you talked to Thaler BEFORE you noticed that guy, then all his dialog options are still greyed out, even after you find the creepy guy. It was a little annoying.

Apparently there are a few other places in the game where greyed-out dialog actually reveals new options, but I think this is the only time that the main story quests are dependent on it.
