i have adaptive vsync on and its constant 60fps but massive tearing at middle. not happening with other games.

What graphics cards do you have? I'm not tech savvy, but I guess if Vsync was really turned on and locked at 60fps you shouldn't see any screen tearing, so maybe it isn't working. Maybe try enabling Vsync in the graphics card driver options. For example with Nvidia cards there is the "Nvidia control panel" where you can force a game to run with Vsync.

Yeah sorry , for not responding. It sort of fixed it self plus i disabled frame rate limiter
Isn't framerate limiting by implication without VSync, which could have deactivated it? VSync by definition means limiting plus synchronizing the framerate to the monitor's output. What you experienced is pretty much framerate limiting to your monitor's refresh rate without VSync turned on - resulting in a slowly (if equal or close to let's say 60 fps) moving breaking line.
