It says here on GOG that you can buy it, it doesn't say it's a pre order and it doesn't say coming soon. It does however say it's released on the 12th of this month. So if I buy it now what actually happens? Is it like not downloadable until the 12th?

It should be a pre-order. I'm not sure why it doesn't say so. If you purchase it now there will be a little countdown where the download should be telling you when it will be available.
