Crosmando: For me it's Daggerfall Unity, the project itself isn't inactive but it's been years now and it's still in pre-alpha, I'm afraid that the lone developer is going to run out of enthusiasm and commitment for the project before it's done.
They have been doing monthly updates for the past year I have been following it, and if you look at the roadmap, literally all that is left to finish is like 3 artifact powers and a refinement of the jumping mechanics. There is no way this project is going to crash so close to the finish line. Even if it did, it's so close to be being feature complete for vanilla Daggerfall that is hardly matters at this point. I mean, it's almost done. It will be in beta this year without question.
Over the last few years... even couple of decades... I have been following two fan games:

0 A.D. (aka open-source and free Age of Empires): this has been in development for so long it started as a mod for Age of Empires II. While work has never stopped and it is technically playable, it's been in alpha state for years.

Indiana Jones and the Fountain of Youth (aka spiritual successor to Fate of Atlantis): they recently rebranded the game as just The Fountain of Youth and eliminated any references to the Indiana Jones IP to avoid the inevitable cease-and-desist letter. So they haven't given up on the game, although it won't be the same. No idea how advanced the project currently is, as the website is down for a redesign.

REalM: Walk of Soul ... I purchased the game from a 2016 Groupees bundle and still waiting the actual game. Beta i got is promising, Yume nikki & various inspirations (Re, Silent hill...)
Despite the insistence of of the developer, I have my doubts that Cube World is ever going to be.

Ah yes. I remember Cube World. When the dev showed video of the game people were impressed they forced him to kiclstarter the game. He refused at first but I thing he finally gave in to the pressure, and along with it released a demo. Soon enough he was burdened with bug fixing and people telling him how they want the game to be. It was a mess

Yes, it says so on the website.
Pathologic 2 for sure. The same story can be played from the perspectives of three protagonists. Currently only one has been released, and the others are in development. If the developer runs out of funds, the remaining two might never see the light of the day. Which would be a great shame.
Birth of the Empires. As the sole dev left I have no time to wrap it up. But hey, who knows, in 4-5 years I might have time for it again.
The Gothic 3 Community Story Project.
Charles Barkley's Shut Up and Jam Gaiden 2. Looks to be vaporware, at least from all reasonable expectations.
Maybe it's the luxury of middle-age, but I view pretty much everything with cynicism right off the bat.

Saves a lot of fear or disappointment later.
